Before you move a portfolio

Does Raq.com replace our property management system?

No. Keep your accounting and core property records where they are. Lettings Workspace adds the compliance, evidence, inspection and maintenance controls that need a defensible history. The API, spreadsheet takeover and connector records preserve each source system.

Can a missing certificate show as compliant?

No. Missing facts stay unknown. Uploaded evidence remains under review until a person checks it, and move-in readiness stays blocked when a mandatory document, delivery proof or remedial is missing.

Can AI decide that a property is legally compliant?

No. AI produces a cited draft from the uploaded document. A person checks the fields and source passages before the evidence can be accepted.

How do contractors and tenants get access?

They use short-lived links restricted to the property, job or decision you selected. Links can be revoked at once. External users cannot browse the rest of your account.

Can we bring over a large portfolio?

Yes. Upload CSV, TSV or XLSX files, map the columns and run a dry run first. Conflicts appear in a downloadable issue file. Applying the import preserves source IDs so a repeated upload updates the same property.

Which jurisdictions are supported?

The data model separates England, Wales, Scotland and Northern Ireland. Rule content stays versioned by jurisdiction and effective date. A rule only becomes active after source citations, regression cases and independent review are recorded.

Is this legal advice?

Raq.com supports record-keeping, workflow and human review. Your agency and qualified advisers remain responsible for legal decisions, notices and published rule content.

What counts as an active property?

A property under current management counts. Archived and disposed properties remain available for history and exports without using the active-property allowance.
